Terms of use
These terms govern your use of the websites and services of het juiste bod (hetjuistebod.be) and justval (justval.be), operated by the same provider (“we”, “us”). By visiting our sites, creating an account or purchasing a paid service, you agree to these terms. Please also read our disclaimer, privacy policy and cookie policy.
1. Our services
het juiste bod (B2C) gives buyers objective property and market facts, plus a guided bid form to arrive at a well-founded offer. You can save analyses, download reports and — where available — purchase a PDF report or subscription.
justval (B2B) provides a workspace for sellers or professionals to list a property, invite bidders and track bids. Market data is fetched and stored via our technical infrastructure.
We are not an estate agent under Belgian brokerage law unless explicitly stated in a separate agreement with a BIV-licensed party using our platform.
2. Access and account
- You must be at least 18 to use an account.
- You provide accurate details and keep your login credentials confidential.
- You are responsible for activity through your account.
- We may suspend or terminate access in case of abuse, fraud or breach of these terms.
3. Analyses and reports
An analysis delivers objective data and market context, combined with a guided bid form that helps you determine a well-founded offer — not a professional appraisal. Results (property characteristics, comparisons, your guided bid outcome) may change when underlying data is updated. We do not guarantee any specific outcome in a negotiation or sale.
By starting an analysis you confirm that you have read and understood our disclaimer and that our output is not advice.
4. Paid services
Prices for reports or subscriptions are shown before payment (including via Mollie). Payment is due at purchase. Invoicing and VAT are handled in line with applicable Belgian rules.
Digital content (such as a PDF report) may be available immediately after payment. Where required by law, you acknowledge that you waive your right of withdrawal once delivery of the digital report has begun, after explicit confirmation before purchase.
Unless legally required or explicitly stated otherwise, paid reports are not refunded once the digital file has been delivered or the analysis has been run.
5. justval workspace
Organisations using the justval workspace are responsible for the accuracy of listing information, bidder invitations, BIV compliance where applicable, and handling the property transaction outside our platform. We provide tooling and communication; we are not a party to any purchase agreement between buyer and seller.
6. Intellectual property
Our software, copy, layout, brands and report templates remain our property or that of our licensors. You receive a limited, non-exclusive right to use the service for personal or internal professional use. You may not copy, resell or republish our content without written permission.
7. Acceptable use
You must not use our services to:
- submit false or misleading information;
- disrupt the sites or attempt unauthorised access;
- run automated scraping or bots without our consent;
- misuse personal data of others;
- carry out illegal activities.
8. Liability
Our liability is limited as described in the disclaimer. Nothing in these terms limits liability that cannot be excluded by law (such as intent or gross negligence, or mandatory consumer rights).
9. Privacy and cookies
We process personal data in accordance with our privacy policy. Cookies are used as described in our cookie policy.
10. Changes
We may amend these terms. For material changes we will inform you via the website or by email where appropriate. Continued use after the effective date constitutes acceptance unless the law requires otherwise.
11. Governing law and disputes
Belgian law applies to these terms. Consumers may also rely on mandatory rights in their country of residence within the EEA. We will first try to resolve disputes amicably. If needed, the courts of Belgium have jurisdiction, without prejudice to consumers’ right to refer a dispute to a competent consumer dispute body or the European ODR platform (ec.europa.eu/consumers/odr).
